Institutional Quality Assets with “Solvable Problems”
Dalfen America Corp. (DAC) tries to identify well-located institutional quality properties that suffer from “solvable problems,” correctable flaws in their tenancy, physical attributes, capital structure, market position and/or management. DAC is able to exploit the pricing and operating inefficiencies inherent in assets of this nature and employ intensive asset management and capital to correct the identified flaws. In the process, we can reposition such assets for subsequent sale to institutional investors at attractive pricing or continue to operate the property at enhanced yields.


Real Estate Asset Management Oversight

DAC has a team of professionals solely dedicated to real estate asset management. Regional asset management groups are deployed in various areas around the country. We use our asset management team extensively in our investment analysis process, and we specifically seek out investment opportunities in which we can leverage the skills and expertise of our asset management professionals. We are also open to partner with real estate operators who have specific knowledge and insight into local real estate markets or asset classes. These partners not only provide us with hands-on operating knowledge and expertise, but are also a source of proprietary deal flow.


High Yield Distressed Debt Funds


These investments are opportunity-based value propositions whereby the firm applies a value-added, strategic approach to identify sectors of the real estate market that it believes possess strong long-term fundamentals. Value is derived by investing in non-performing loan(s), ultimately enabling the firm to work out the loan with the current borrower or to take possession of the property by way of negotiation or legal proceedings. DAC will purchase loans that are secured by specific assets on a one-off basis or in bulk purchases. Some of these assets may be stressed or distressed, while many others have stabilized cash flow and are performing.
DAC is able to widely and efficiently source opportunities by maintaining longstanding relationships with loan sale advisory groups, special servicers, banks, life insurance companies, hedge funds, commercial developers, property owners, real estate management companies, mortgage bankers, local brokers and institutional real estate investors.


Mezzanine Loan & Preferred Equity Funds

DAC will partner with several banks and life insurance companies on a non-exclusive basis to participate in a junior financing position to bring a borrower up to 75% LTV on transactions that meet our criteria. All DAC’s loans are secured by the assignment of the borrower's ownership entity.

Our Real Estate Finance team’s, investment approach is built around understanding real estate fundamentals as operators. Ultra-conservative stress tests and downside scenarios are underwritten in order to measure the degree of risk associated with the transaction. Our team endeavors to select loans that are priced according to the underwritten risk, while also assembling a diversified portfolio that is actively managed.

Our real estate operations approach to investing is guided by some core investment principles, including superior financing expertise, stringent underwriting, operations oversight and a strong focus on value creation.

Over the last 17 years DAC has created 14 separate funds and provided its limited partners with exceptionally high returns on investments.

Flexible Investment Strategy

Our real estate opportunity funds have made a significant number of investments in high-rise office towers, industrial parks (manufacturing, distribution and flex), office parks, self storage and grocery-anchored retail strip centers. This broad investment mandate allows us to source and execute unique and complex transactions, including direct equity investments in real property, debt investments secured by real estate, privately placed real estate securities and joint ventures with real estate operating companies.
