Dalfen America Corp. is an active Real Estate and development organization in full expansion mode with a potential acquisition budget of one million square feet. Our portfolio is made up of quality Shopping Centers, Office Service Centers, Business Parks, Garden, Low Rise, Mid Rise, and High Rise Office Complexes, all located in the South East United States and Canada. We plan to continue our expansion in the South East as well as expansion into the Dallas, Houston, Chicago and Arizona markets and other major metropolitan areas in the Central and Eastern United States.
Our general investment criteria are as follows:
- Quality product of class A to B in nature.
- From 75,000 to 300,000 square feet per project.
- Cap rates based on income in place.
- Upside through vacancy factors of 20% and more.
- Demographics with an upper middle class population of at least 50,000 people within a 3 mile radius.
Shopping Centers criteria:
- Good ingress/egress with median cuts, preferably located on a lighted corner.
- Good parking ratios, traffic counts and access.
Industrial Buildings criteria:
- 18 foot minimum ceiling heights.
- 3/1000 s.f. parking ratios.
- Good traffic counts.
- Truck level loading.
- Access to major highways and airports.
Flex Buildings criteria:
- 12 foot minimum ceiling heights.
- Truck and drive in parking.
- 3-4/1000 s.f. parking ratios.
Office Buildings criteria:
- Floor plates of less than 25,000 s.f.
- Interior ceiling heights not less than 8.5 ft.
- 4/1000 s.f. parking ratios.
